A bubble tea chain's first JB outlet

Taman Abad, Johor Bahru

A Malaysian bubble tea franchise expanding from KL needed a double-storey shophouse in a high-footfall location on the north side of JB city. They had been looking for three months through an agent when they contacted us directly. We had a unit in Taman Abad with the power capacity and ventilation they needed. Fit-out started within six weeks of lease signing.

The key detail: the unit had previously been used by a food operator, so the grease trap and extraction ducting were already in place. That saved them RM18,000 in fit-out cost and three weeks of work. They opened on schedule and renewed the lease at year two.

Light manufacturing

Food processing startup, two units combined

Kawasan Perindustrian Tebrau

A family food processing business outgrew their rented kitchen and needed dedicated production space with loading bay access, cold room installation capacity, and three-phase power. Standard industrial units in JB tend to be offered at five-year minimum terms, which was too long for a startup still proving the model.

We offered a three-year term with an option to expand into an adjacent unit if needed. They took that option at month 18 as production volumes grew. Having the adjacent unit available within the same estate — and dealing with the same landlord — meant the expansion happened in four weeks without any disruption to production.

Retail on the ground floor, stockroom above

Taman Molek, Johor Bahru

A homewares retailer wanted ground-floor retail exposure with direct access to a storage floor above — not a separate warehouse elsewhere in the city. They had looked at several options but most buildings split the floors between different tenants. Our mixed-use unit in Taman Molek was leased as a single lot: 1,200 sq ft retail ground floor, 1,200 sq ft storage on the first floor.

We added an internal staircase under a minor works agreement and coordinated with a local contractor we have worked with for years. The tenant handled the retail fit-out independently. They opened in eight weeks and have been with us for four years.
