We are not a letting agency. We own every property in the portfolio and we handle everything ourselves — from your first viewing to the day you hand back the keys.
Direct leasing
No agents, no commissions, no middlemen. You deal directly with the family. Lease terms are discussed honestly — we have been doing this for over two decades and we know what a good tenancy looks like for both sides.
Fit-out coordination
We have overseen hundreds of fit-outs across the portfolio. We can point you to trusted contractors, advise on what works in each space, and approve plans quickly so you can open on schedule. F&B operators in particular appreciate that we understand kitchen requirements — grease traps, ventilation, power loads.
Responsive maintenance
When something breaks, you call us directly. Not a property management company, not a call centre. The same person who signed your lease will pick up the phone. Routine repairs are handled within 24 hours; emergencies are treated as exactly that.
Flexible tenancy terms
Standard commercial leases run on the landlord's timeline, not yours. We write leases that reflect your business cycle — franchise agreements, production ramp-up periods, or phased expansion plans. Renewal options are built in from day one.
Space matching
With 21 properties across JB, we can often match you to a unit that is not currently listed. Tell us what you need — size, location, access requirements — and we will let you know if something is coming available, or whether one of our leased units might suit your requirements at the end of its term.
Multi-unit arrangements
If you are a franchise operator opening multiple outlets, or a manufacturer that needs warehousing alongside retail presence, we can discuss portfolio arrangements. Several of our long-term tenants occupy more than one property across the family portfolio.

We match your requirements to available units and accompany you on viewings. We will tell you honestly if a property is not right for your operation.
- Step 3 We agree terms
Lease period, fit-out window, rental rate, renewal options. All discussed directly. A Heads of Terms letter within 48 hours of agreement.
- Step 4 You open and we stay in touch
Keys in hand, fit-out underway. Ongoing support for as long as you are in the property — and a fair hearing when it comes to renewal.
